- Property type — flats, houses, HMOs, and commercial units are all assessed differently, and commercial EPCs (which use a different methodology, SBEM rather than RdSAP) are typically priced separately.
- Location — assessor availability and travel time vary regionally.
- Turnaround speed — same-day or next-morning express appointments often carry a premium over standard booking.
Typical residential pricing
As a general guide (prices vary between providers and regions):
- Studio / 1-bed flat: from around £49–£65
- 2–3 bed house: around £60–£85
- 4+ bed house: around £80–£120
- HMOs and multi-unit blocks: priced per unit, usually with a discount for multiple assessments on the same visit
Commercial EPC pricing
Commercial properties are priced individually based on floor area, number of zones, and building complexity — an EPC for a small shop unit costs considerably less than one for a large warehouse or office building. Get a tailored quote based on your specific building.
How to avoid overpaying
- Get a fixed, upfront quote before booking — avoid providers who won't confirm a price until after the visit.
- Ask what's included — lodging the certificate on the national register should always be included, not charged as an extra.
- Bundle multiple units if you're a landlord with several properties — most assessors, us included, offer better per-unit pricing for portfolios.
- Book ahead where possible — express same-day appointments are convenient but usually cost more than a standard booking made a few days out.
